RECOMMENDATION: That the Cterk's Office be directed to
prepare a bylaw rezoning Lot 95 of Block €E,
District Lot 342, NWLD Plan 19290 from RS-t
to RT-1.

COMMENT:

1. This application is to rezone a single family dwelling to i
permit an addition to be constructed, converting If to a two i
family dwelling. . i

2. The proposed plans for construction comply with the
regulation of the RT-1 Two Family Zoning District for setbacks
and separation from other duplex bulldings.

3. it should be noted, there is another duplex building In i

. this neighbourhood. It Is the appilcant's information that the ! :
other duplex has been well received, The applicant has i

canvased their neighbours and has recelved their concurrance,

4. A copy of the design of the addition Is attached to this’
report. The proposed design, In this report's opinion, fits ‘In :
very well. This application is viewed as precedent for the |.
level of quality sought for proposals to convert homes to two
family residences. The proposed addition fits with the house

and should be an asset to the neighbourhood.
