Notwithstanding the provisions of the "City of Port Coquitlam Subdivision of Land By-law, 1970, No. 992" the land shall be subdivided and/or consolidated in order that parcels "A", "B", "C", and "D" shall form one lot with parcels "E" and "F" being dedicated as road allowance and parcel "G" remaining as road allowance. 7. No sign or signs shall be erected upon the land or on any building ‘or structure thereon except those shown and set out in the particulars in Appendix II and III hereto. 8. Off-street parking, loading spaces, garbage pick-up areas, and other facilities and amenities shall be provided, located and constructed in accordance with Appendix II hereto. . 9. All buildings and structures shall be constructed atrictly in compliance with and according to the plans, elevations and perspective set out in the Appendices hereto,’ provided however that minor alterations to the plans may be permitted and approved by the Building Inspector. 10. All landscaping, surface treatments, fences and screens shall be constructed, located, provided and maintained in compliance with and according to the plans set out in Appendix II hereto. ll. All roadway improvements and utilities, including water, sewer, gas, telephone, and electricity shall be placed, provided, and constructed .in compliance with and according to the plans prepared by the Developer and approved by the City Engineer. 12. The Developer covenants and agrees to apply for a building permit under the provisions of the "City of Port Coquitlam Building and Plumbing Code Administration Bylaw, 1974, No. 1298" and pay the requisite building permit and plumbing permit fees prescribed therein. 13. (a) To facilitate the use and development of the land, the Developer covenants and agrees to provide, construct and install such off-site works and services as are deemed necessary by the Engineer to serve the land and the development thereon, and to pay for the entire cost of the completion of the aforesaid off-site works and services. The said off- site works and services shall be completed to the satisfaction of the Engineer in accordance with plans and specifications as approved by the Engineer prior to the granting of necessary approval and occupancy permits by the appropriate officer of the Municipality.
