Ld Pile PR MAYOR AND COUNCIL FEBRUARY 6, 1975 LAND USE COMMITTEE Re: Commercial Building at Shaughnessy and Whyte adjoining Shaughnessy Mall A developer has expressed interest in undertaking major renovation and addition of a second floor to the subject building. The site in question is presently zoned C-3, and under normal conditions undertaking of this nature is ' permitted by the Zoning By-law. The subject building is, however, non-conforming to the 5 foot exterior side yard requirement set out un the Zoning By-law as it presently provides no sideyard at Whyte Avenue. This situation presumably can be resolved with the Board of Variance. ° The major issue associated with the proposal is parking. According to submitted plans, 24 parking spaces are required. The existing building coverage leaves no room for parking, consequently it has to be located at a distance from “site. The developer has jndicated that he is prepared to explore the possibility of leasing from the City or to acquire a site nearby for parking. However, if - leasing is proved to be the only possible avenue, it would have to be approved by Council. According to submitted plans, the proposal appears to be extremely attractive. The developer has also proposed to cut back the main floor by 5 feet from Whyte Avenue. In exchange for that, the developer wishes to seek approval to allow the second floor to project up to property line at Whyte Avenue. / The proposal was considered by the Land Use Committee on February 6, 1975. The Committee is of the opinion that the proposal its desirable if the parking problem can be satisfactorily resolved. Note See Adu m istrato t's re port On revatsa side, City Ccern
