BACKGROUND: A rezoning and development permit application have been received for the construction of a 20 Unit Apartment Building at 1662 & 1670 Grant Avenue. The site is currently zoned RS~l (Large Lot Residential) and is designated for “Apartment'’ in the Official Community Plan. The project is also subject to the design guidelines for the " Northside " Development Permit Area. PROJECT DESCRIPTION: The proposal is for a 4 storey apartment huilding, with a floor area ratio of 1.4 and a site coverage of 45% (the maximum permitted ia 50%). Parking is located in an underground structure with 36 parking stalls provided (35 parking stalls are required). Access to the underground parking is from the lane at the rear.
