THE CORPORATION OF THE CITY OF PORT COQUITLAM BYLAW NO. 2409 A Bylaw to amend the Official Community Plan of The Corporation of the City of Port Coquitlam. WHEREAS an Official Community Plan was adopted by the "Official Community Plan Bylaw, 1986, No. 2162” AND WHEREAS an amendment to the Official Community Plan has been prepared and after First Reading of this Bylaw the Council has; (2) examined the amendment to the plan in conjunction with the most recent capital expenditure program under Section 266 of the Municipal Act to ensure consistency between then; examined the amendment to the plan in conjunction with the Economic Strategy Plan entitled "Port Coquitlam Industrial Development Strategy” to ensure consistency between them; determined that no applicable waste management plan exists for consideration; determined that the amendment to the plan does not affect the District of Coquitlam, The Corporation of the District of Pitt Meadows, or the Greater Vancouver Regional District. NOW THEREFORE the Municipal Council of The Corporation of The Corporation of the Clty of Port Coquitlam, in open meeting assembled, enacts as follows: 1. Section 4.4.1 (1) of Schedule "A" of the "Official Community Plan Bylaw, 1986, No. 2162" is amended by inserting, after clause (h) the following as clause (3); "(j) Lands east of Pitt River Road along Argue Street” Section 4.4.2 (1) (b) of Schedule "A" of the Bylaw is amended by inserting, after clause (iii) the following as clause (iv): “(iv) Waterfront Comprehensive Development Area is permitted a density of 152 dwelling units per hectare.” Section 4.5.1 of Schedule "A" of the Bylaw is amended by inserting, after clause (e), the following as clause (f): Cf) Waterfront Comprehensive Development area provides for a combination of water oriented commercial and recreation uses. Shopping and services offered are oriented to recreation and tourists." The designation of "Highway Commercial” as applying to: Those portions of Lots 1 and 2, Plan 6358; lying South of the Highway shown on Statutory Right-of-Way Plan 68301 (Mary Hill Bypass); in District Lot 232, Group One, New Westminster District; is removed and the designation “Waterfront Comprehensive Development” is applied. 183
