COMMENTS: 1. This proposal is for a row of dwellings attached at their side fronting onto Coast Meridian. The characteristics of the proposal incorporates elements of single family houses, duplexes and townhouses in its design. Density of units in the proposal are at a townhouse level, but each of the units are freestanding. A similar example, but different architectural treatment, is Meridian Gardens across the road from this proposal. i i 4 | i 4 | Hy | ‘ | { / | | | The building torm used is a recently new style of duplex unit in which only a small! connection is made between the two units. In the case of the proposal, unit connection is made at the fire place chimney anda common carport. As well the units are broken into three clusters plus two single family houses at fhe south. end. As was mentioned in the report to City Council about an alternative proposal for this property,' a major concern is the development! s relationship to Coast Meridian. While the problem of road noise and traffic conflict can not be complete!y solved, the design Incorporates a berm along 7 Coast Meridian and orients rooms to the backyard. In summary, the proposed design appears to be the optimum solution to meeting the conflicting.demands placed upon development of this property.
