(1) two feet above the defined 200 year flood profile for the Praser and Pitt Rivers, at the point on the river nearest to the building location. (11) ten feet above the natural boundary of the Coquitlam River. (b) within 100 feet of the natural boundary of the Pitt, Fraser, or Coquitlam Rivers and if land £111 ig used to achieve the elevations required by clause (a) of this sub-section the toe. of the £111 slope shall be no closer to the natural boundary of the Pitt, Fraser, or Coquitlam Rivers than that specified herein. (3) Sub-section 2 of thie Section shall not apply: (a) to a renovation of an existing building or structure used as a residence that does not invoive an addition thereto; (b) to an additior to a building or structure used as a residence that would increase the size of the building or structure by less than 25% over the flocr area existing on June 23rd, 1975. to that portion of a building or structure designed or intended for residential use that ig corprised of essentially non-habitable uses such us a carport or garage, storage areas, utility areas, or workshops; te an addition to an existing building or structure used as a residence proposed to be created by way of raising the existing residence and constructing an area for non- habitable uses underneath. 3. This By-law may be cited for all purposes as the "City of Port Coquitlam Zoning By-law, 1969, No. 918, Amendment By-law, 1975, No. .
