Brown Director of Community Planning SUBJECT: Development Permit 13/86 2130 Prairte Avenue RECOMMENDATION: That City Council pass a resolution issuing a Development Variance Permit, relaxing the sideyard requirements for Lots 17 and 18 of D.tL. 's 36 and 464 Plan 1951. The following reduction of sideyards is permitted for: Lot 17 east sideyard the west sideyard Lot 18 west sideyard the east sideyard reduced to 0.914 metres (3 feet) reduced to 0.609 metres (2 feet) reduced to 0.914 metres (3 feet) reduced to 0.609 metres (2 feet) nna COMMENTS: This application is to move an existing single family dwelling, that is located across two lots, onto one the lots and construct a new house on the other’ lot. The lots in question are 10 metres (33 feet) wide. It ts because of this width, the owner Is requesting a development variance permit to relax the R$-1 side yard requirements from 1.2 metres (3.9 feet) to 0.76 metres (2.5 feet). The Committee is recommending that sideyards be relaxed, but that the relaxation be limited by offsetting the houses towards thelr common interior lot line. Reasoning for this limitation ts to minimise Impact upon neighbouring houses. The setbacks recommended 0.914 metres (3 feet) and 0.609 metres (2 feet) are based on the minimum bullding sideyard setback permitted by the Bullding Code, 0.609 metres (2 feet). eoee/2 wt ie!
