The subject property currently accommodates a single Family residence that

is to be demolished and replaced by two houses once the rezoning and subdivision
applications are approved. Langan Avenuc, between Brown and Broadway

currently has a number of properties that have been rezoned to RS-1.~- The
neighbouring land uses are residential except east of Broadway, where the.land use
is industrial.

This: application conforms to existing Council policy and will further strengthen’
development trend that is now striving towards the creation of smaller residential
lots.
