il. rf the City, being entitled to do so, levies distress
against the goods and chattels of the Laasee, such force && may
be deemed necessary for the purpose and for gaining admission to
tne premises On the Lands may be used without the City being
téable to any action in respect thereof or for any loss or damage
occasioned thereby and the Lessee nereby expressly releases the
City, its employees, servants and agents from all actions,
proceedings, claims or demands whatsoever for or on account or in
respect of any such forcible entry or any loss oF damage
sustained by the tessee in connectic:: cherewith.

12. should the Lessee neglect to obtain and mneintain
insurance, OF either of these, 45 afovesaid, OF deliver such
policy or policies to the City, then ie shall be lawful for the

City to obtain and maintain such insurance, and the Lessee hereby
appoints the City as true and lawful agent to do things necessary
for this purposes and all monies expended by the city for
insurance premiums under the provisions of this clause shall he

charged to the Lessee.
GENERAL

13. The Lessee covenants end agrees that it will net enter
into any contracts for work and materials, oF either of them, to
ox for an improvement on che Lands without obtaining the prior
written approval of thea City +o enter into the contract and
perform such Works.

14. Bereaftar and at any time during the Term of this
Lease, the Lessee shall nave che right, at its expense, to make
such changes and alterations in or to the muiiding on the Lands
as the Lessee shall deem necessary OF desirable in connection
with the requirements of its business but no gtructural change or
