OBSERVATIONS: This application is to subdivide a duplex residential building and sell the units. One of the units is occupied by the owner and the second by a tenant. As has been the practice in Port Coquitlam, the applicant's have offered the tenant an opportunity to continue to lease their suite. In view of the vacancy rate for rental accommodation, relocation should not pose a problem for the tenant. AS a general trend, owner occupied multiple family dwellings, are found to be better maintained than tenant occupied buildings. Due to that trend and location of the duplex in a stable single family neighbourhood, this strata title application is viewed favourably. In conclusion, a recommendation of approval for this strata title application is being recommended. SEE \ 4 pls
