PC Meeting September 27, 1994 Cont'd BACKGROUND: A Rezoning and Development Permit Application has been received for the construction of a 25~unit apartment building at 2375 and 2385 Hawthorne Avenue. The site is currently zoned RS-1 (Large Lot Residential) and is designated for "Apartment" use in the Official Community Plan. The project is also subject to the design guidelines for the Downtown Development Permit Area. PROJECT DESCRIPTION s This proposal is for a 4 storey apartment building with a floor area ratio of 1.4 and site coverage of 50%. The building will consist of 9 one-bedroom and 16 two-bedroom units. The front yard setback along Hawthorne Avenue varies between 15.5 ft. tc 29 ft. The exterior side yard setback along Rowland Street varies between 10 ft. and 29 ft. A rear yard setback of 13 ft. has been provided along. the lane and an interior side yard setback of 25 ft. has been provided along the east property line. A total of 42 parking spaces is provided for residents and visitors in an underground parking structure. Access to the parking will be from the lane. The height of the building varies from approximately 43 ft. to 45 ft. around the building when measured from natural grade. COMMENTS FROM OTHER DEPARTMENTS 1. Rowland Street to be constructed half road plus 1 metre (future width 10.5 metres) complete with barrier type curb and gutter and concrete sidewalk. . for full length of the site. Hawthorne Avenue to be reconstructed for the full width of the site. This will include half road plus 1 metre (future width 10.5 metres) with barrier type curb and gutter, concrete sidewalk and ornamental street lights. Power poles to be relocated as necessary. The site is to be serviced with underground BC Hydro and Telephone connections. Service connections for water, sanitary and storm will be installed by City forces at developer's cost at Building.
