THE CORPORATION OF TIE CITY OF PORT COQUITLAM

BY-LAW NO, 1579

A By-law to authorize the City to enter into Land Use Contract No. 25,

MHRPEAS the "City of Pore Coquitlam Zoning By-law, 1969, No, 918"
as amended designates certain areas of land within the zones set out
therein as “Developsent Areas";

AND WHEREAS the lands hereinafter described are situate within an
area 60 designateds.

AND WHEREAS the Omer of the said lands has nade application for a
Lsnd Use Contract to authorize vorks, development, and use sone aspects
of which are not in conformity with the relevant City By-laws as the
ame apply to the zone in which the said lands are situate;

AND WHEREAS the Council has given due regard to the following
considerations:

1. (a} the prenotion of health, safety, convenience end welfare of
the public. .

(b) the prevention of the overcrowding of land, and the preservation
of the anenittes particular to any tore.

(ce) the securing of adequate light, air and access.

(4) the value of the land and the nature of tta Present and prospective
use and occupancy.

(e) the character of each tone, the character of the buildings
already erected and the peculiar suitability of the gone for particuler
use.

irpact of development on present ami future public costs.

the provision of necessary public space.

and it 1s deesed desirable to enter into Land Use Contract No. 25 in the

form and to the extent hereinafter provided;
Kd THEREFORE the Munietpal Councid of The Corporation of the City

of Port Coquitlan, in open seeting assembled, enacts as follows

2. The Council of The Corporation of the City of Port Coquitios is

hereby authorized and empowered to enter into # Land Use Contract vith

Port Coquitlam, B.C,

in the form and to the extent set forth in “Land Use Contract No. 25"

which fa the Schedule hereto d and made part of this By-law.
2. The said Land Use contract No. 25 shall extend to and shall regulate
the development and use of the lends described therein,
3, Land Use Contrac: No. 25 shall have the force and effect of a
reatrictive covenant running vith the land described thereic and shall
be registered in the New Waatminater Land Reglatry Office.
4 This By-law may be cited for all Purposes as "Land Use Contract No. 25
Authorization By-law, 1978, No. 1579",

Reconsidered, finally passed and adopted by a vote in favour thereof
of at least two-thirds (2/3) of ell the members of the Municipal Council
of The Corporation of the City of Port Coquitlam present and entitled to
