Rezoning Applications R33-75, R#15-76 and R#17-76

Reference is made to the abceve three rezoning
applications in the Langan ~ Warwick - Taylor - Brown area
which request rezoning from RS-2 to RS-1. It is appreciated
that these rezoning applications are presently being consid-
ered by the Land Use Comaitteea and that as a result of these
applications the Housing Committee is considering the sale
and/or Gevelopmene of City property west of Taylor.

The Public Works Committee makes the following
recommendations:

1. Should Council decide to favourably consider
the applications, the three applications be considered as a
unit and the required development costs be split equally
between the three developers.

2. An approved berm and landscaping be constructed
on tha Ryan Street road allowance adjacent to one of the
areas proposea for development.

3. The unopened Taylor Street road allowance be
constructed to collector streat standarés (36 feet curb to
curb width) from McLean Avenue to Langan Avenue and constructed
to a gravei standard from Langan Avenue to Morgan Avenue.

4. The City consider as part of the sale and/or
development of the City lots west of Taylor Street the

participation in ona hal< of the costs of the work outlined
in 3 above.

5. As part of the development requirements a sidewalk
be constructed on Taylor from McLean Avenue to Langan Avenue and
on Langan Avenue from Brown Street to Taylor Street.

5. A suggestion has been made that Brown Street be
closed at McLean Avenue, The Public Works Committee recomnends
against this suggestion.

, Should the above recommendations be acceptable, it is
anticipated that the cost per lot for City. requirements would be
approximately $9,000,
