May 26th, 1975 /13. of the surrounding area thereon and entertain any input that may be forthcoming, following which the Planning & Zoning Committee would bring in a recommendation to Council for debate and disposal of the matter, and advising that a meeting was subsequently held between the developer and residents with some members of Council also present, and as a result of the meeting, the developer decided to abandon the idea of a townhouse development in favour of a 27 lot subdivision proposal by land use contract; however, upon receiving a memo from the Approving Officer stating his reluctance in approving subdivision by way of land use contract; also, his view favouring the 27 single-family home development on a strata basis, the applicant was advised accordingly and on May 20th, 1975, expressed willingness to the Committee to proceed with the develop- ment on a strata basis. Moved by Alderman Thompson: Seconded by Alderman Laking: That as recommended in a report from the Planning & Zoning Committee, May 20th, 1975, Application R#2/75 proposing a 27 single-family home development on 4.8 acres of land between Jervis and Hastings Street, legally described as the Rem. of Lots A, B, C; N. 55' of A, S. 55' of B, Plan 10031, on a strata basis, be approved in principle subject to: 1. Submission of a suitable development plan. 2. Approval of City Engineer on servicing requirements. Carried. Aldermen Thompson and Ranger voted against the resolution. Prior to passage of the foregoing resolution, a discussion ensued, and Alderman Thompson advised that the recommendation was from his Committee and not necessarily from himself as Chairman. Alderman Traboulay stated he would support the motion because he had ascertained from the residents in the area that they wanted a single-family home type of development. Plan.& Zon.Comm being a report from the Planning & Zoning Committee, May 23rd, 1975, on May/75 report on Planning & Zoning Planning and Zoning with Recommendations, be considered at this time. with recommend. The report of the Committee was then considered and it was noted therein that the purpose thereof was to briefly outline previous Planning & Zoning guidelines and to examine if they are still valid and workable; also, that it was the wish of the previous Council that the guidelines and allotments of the "Sector" system were to be reorganized and reported on and further, that on March 10th, 1975, a resolution was passed that the then existing policy restricting residential development within the
