At the time of adoption of this Plan, a,major shopping complex was not conceived. It now appears that in all probability, a major shopping complex (Marathon Development) would take place and that the existing Downtown may evolve into a Regional Sub-Centre or Centre. This gives rise the need to review the development concept for the North Side commercial area. It is the opinion of the undersigned which is fully supported by the Committee that in order to ensure the viability of the North Side commercial facilities, they should be limited to a neighbourhood level only to include euch services as: , . food stores and confectionary professional services restaurants and fast food services drug store -varlety stores and hardware stores barber shops and beauty salons financial institutions dry cleaners and similar establishments. A recent survey of existing North Side services reveals that the above are at present well provided. As a result, the Committee is of the opinion that future commercial expansion should be curtailed and the Committee recommends that the area designated in the Phasing Plan for future commercial use be cut back as shown on the attached sketch and that the land so excluded be redesignated for apartment use which, in the view of the Committee, is the next best use as this land is bounded on 3 sides by properties staged for apartment use. : L/tee} LL/dv Planning Officer.
