SUBJECT: REZONING APPLICATION - INTRAWEST DEVELOPMENTS
S.E. CORNER OF SHAUGHNESSY AND LOUGHEED HWY.

At the July 6, 1993 Planning Committee meeting, Committee requested the Engineering
Department to provide additional details segarding the status of the Municipal Services to be
provided by Intrawest Developments in support of the rezoning application.

The developer has submitted approved engineering drawings along with a development servicing
agreement and a letter of credit in the amount of $997,727 in order to secure the construction of
the following services:

1) Widening of the west side of Shaughnessy between the CPR underpass and
the Lougheed Highway to four through lanes.

2) Reccnstructing Shaughnessy Street at Lougheed Highway so that, for north
bound traffic, there would be two left turn lanes, two through lanes plus one
right turn lane as shown on the attached Plan 1.

3) The intersection of Lions Way and Shaughnessy would be reconstructed so

that there would be additional ieft turn lanes over and above the four lanes on
Shaughnessy for north and south bound traffic as shown on the attached Plan
2.

4) A frontage road will be constructed directly south of the Lougheed Highway
from Oxford to the shopping centre property as shown on the attached Plaut 3.
The traffic study information for this project has been prepared by N.D. Lea and Associates after

studying traffic patterns in the area. Also, the Ministry of Transportation and Highways have
reviewed and approved the proposed road improvements.
