Dear Sirs:

Further to our meeting January 3,1979, we are hereby requesting
a ruling on the number of parking stalls necessary and what
arrangements can be made in order to meet the City's requirements
for the upgrading we are proposing for the above property.

We prepose to leave the ground floor as retail and use the second

storey for offices. Approximately one-third of the second floor

is currently being used as office space. The remainder, comprising
seven apartments, will be converted into office suites.

The gross leasable area of the ground floor is 8620 sq.ft. and the

second floor is 6700 sq.ft. We can provide 2 loading bays and

9 parking stalls at the rear of the building. :

We intend to bring the structure up to current standards and to
change the appearance as shown by the attached rendering.

Our subject in the interim includes Municipal approval of the
intended renovations and use of the property, and as discussed our
rights to purchase the property expires on January 15,1979, such
that we would appreciate your decision prior to that time in order
that we can make a decision.
