SUBJECT:

Application for strata subdivision of an existing industrial
building at 2270 - 2280 Tyner Street.

LEGAL
DESCRIPTION:

Lot 49, District Lot 382 and 463, Plan 52501

BACKGROUND:

This industrial building was completed about a year ago and is
now almost fully occupied.

The application is to subdivide by strata pian into 22 strata
‘units.

The development conforms to all requirements of the Zoning By-Law.

The Planning Department has attempted to contact the tenants.
While it was unsuccessful to contact all of them, those that
have been contacted expressed no objection to the strata
application.

The Building Inspector has advised that the only infraction with
this building is incompletion of fire walls.

RECOMMENDATION:

The Planning and Zoning Committee recommends that the strata
application be approved subject to rectification of the infraction.
