These are relatively minor costs overall and are detailed in the estimate. Some new plumbing has been added in the building but the original upstairs W.C. should be converted to two single washrooms and a single handicapped W.C. installed on the main floor to bring the buiiding up to the standard for public use. The exterior repairs required immediately are a new roof surface and flashings, . downpipe repair, front stair repair and rear porch corner support. Utilisation and Building Standards We consider the building to be about 2/3 usable in its’ present state. At present, it would be difficult to include a multiple tenancy because the only route to the second floor is through the main floor circulation. Upgraded access to the 2nd floor would permit full use of that space by other tenants with the two daycare tenants on the main and lower floors undisturbed. With regards to the National Building Code, the building is limited to a single tenant until such a time as the basement area is completely sealed off from the upper floors with a fire rated floor assembly. The main and second floors can then be considered as a two storey structure and made fully utilisable with the addition of a partially glazed fire separation on the second floor, washrooms and interior decoration. As the basement is under the- minimum height, we suggest that the city consider raising (option A) or raising and moving (option B) the building in the future. The cost.of raising the building is modest in the light of the advantages: of greater utility of the basement space. = 9 a _ The advantages of raising and moving the building 40 feet north on the present site offers the city the opportunity to sell the 40 foot lot freed up by the move and thereby offsetting the total cost of the project by $40,000.00 (the selling price of the lots according to the present owner, Mr. Janusson). We respectfully submit that this option offers the city greater value than to merely raise the house and that the excavation for the basement and grading for on-site parking could happen at the same time. .
