Real estate sales begin to climb — MORE PROPERTIES were sold in the Terrace area for the first three months of this year compared to the same period in 2004, indicate fig- ures from the B. C. Northern Real Estate Board. ‘In all, 56 properties changed hands from Janu- ary to March, up from 42 for the year before and the value ~ was also up, from $4.5 mil- lion in 2004 to $5.9 million. The number of home "sales through the ‘Multiple Listing Service for the same three months was 36, com- pared to 26 from January to March 2004. Average home. sell- ing prices also rose, from $105,468 to $118,573: for the same time periods. Remax realtor John Ev- ans said the busy first quarter has led prices to stop sliding for homes in the $100,000 to $150, 000 range and in- creases for homes above $150,000. He also said there’s a shortage of newer homes in the ‘price range. of $150, 000 « ‘and over. Part of ‘that. shortage is driven by the lack of con- struction over the past five Or so years, “We're getting new peo- ple — professionals, RCMP officers — moving in and ~ they’re looking for a newer- home, one with a basement and a double garage, close to schools. Here that means the Bench and there’s a short- . | age. When a home like that comes on the’ market, you have to get a jump on it right away;” said Evans. But the same price sta- bility or increase isn’t be- ing felt for smaller or’older residences of various types below the $100,000. mark, he added. * . “Prices are down for a lot of trailers and condos and trailers on land. The reason . for this is that there are:no new young people coming to the area. These are also the people who tend to leave to find work and so there is no demand,” Evans said. The number of foreclo- sures has dropped and those that haven’t sold yet are ones that need a lot of work, = he continued. 7 The first quarter sales fig- ures come after 2004, which Multiple Sclerosis M w Societyof Canada - The Terrace Multiple Sclerosis ~ Support Group i is holding a a. | - Friday, May et e Tpm-Spm_ | Saturday, May 7" ¢ 10am-1pm 2210 South Kalum if you would like to donate to our Groups Sale, phone 635-4809 | REM LEE Theatre . Figures indicate the aver- age 2004 selling price was © $119,019, | slightly lower — than the 2003 average sell- ing price of $122,892. Terrace was one of four ‘ northern centres to have av- erage prices drop in 2004 compared to 2003. . Evans warned against re- lying too much on averages, saying a drag on homes un- der $100,000 affect the 2004 average figure. . And he said the combina- tion of overall lower prices and low interest rates mean first time buyers, the ones who may have been look- ing at mobiles or condos in the higher-priced 1990s, can ” now, look at larger places, . Evans added. “A first-time buyer, for “instance, can now buy a . Standard | .three-bedroom home in the Horseshoe be- _ cause of low prices and low — _ interest rates for $100,000 “to $130,000. It may be older and although not in perfect condition, it is possible,” |! he said. - Overall in the Terrace area, 264 properties of all types changed hands in 2004, a seven per cent bump over 2003.
