Industrial District is a revision of Rezoning. Application R#37/81 by Starbuck Development and Rezoning - Application R#4/82 by Ear Management Ltd, — COMMENTS: City Council has previously considered rezoning applications for the above: captioned -properties and approved them through. third reading, Bylaw. #1891 and #1892. The applicants have returned to the City and requested a change from an M-2 Heavy industrial designation to an M-1 General Industrial designation $0 they can market the properties in smalter. lots to a number of small industrial operators. The M-2 Heavy Industrial district permits a minimum lot size of 1.6 hectares (3.95 acres) while. the M-1! General Industrial district has a minimum lot size requirament of !,860 square metres (20,020.85 square feet). The owner's Intention is. to market the industrial land ' in small parcels so that a number of small operators can purchase a lot appropriate to the size of their operation and construct a free standing building. The M-2 Industrial ‘ district does not permit the land to be developed in such a way. Consequently, the applicant's are requesting a change of zoning from M= 2 Heavy Industrial to M=1 General Industrial. This report is recommending support of the application to apply ‘an M=-1 General Industrial designation to facilitate the ‘development proposal being put forward by the applicants, that is to subdivide the properties into a number of smaller lots providing for Individual smal! industries.
