In its report, the Committee further advised that the units are basically semi-detached - each having 3 storeys; that surface parking is provided at the ratio of 1.5, and that as the building coverage is exceedingly low, there is ample open space. Prior to consideration of the foregoing proposal, Alderman Laking requested permission to be excused as he had an interest in the project by reason of the fact that he owned a portion of the property in question, and on receiving assent from His Worship the Mayor, Alderman Laking then vacated his Chair and left the Council Chamber at 8:30 p.m. Mr. J. Horvath, architect.was in attendance to speak on behalf of the developer and he gave a detailed outline of the project proposed. Alderman Keryluk inquired as to the price of the units and Mr. Horvath advised they would be sold for approximately $47,000.00 each. Alderman Traboulay commented that there are no projects like this in the Lower Mainland as it is a totally new scheme. Alderman Ranger mentioned that the proposal does not fit in with the Community Plan for that area: also, a Public Information Meeting would be premature in view of the fact that no reports have been received from the Public Works Committee as to servicing, and the Land Sale Committee has not dealt with the desirability of selling the Grant Avenue road allowance; also, the residents to the North fronting ont. Prairie Avenue would have to agree to the City getting title to the land comprising the closed road and selling it. The City Clerk advised that since this road has not been constructed, he did not think the Land Registry Office would require those consents and Alderman Traboulay stated that all reports on the project will be ready prior to the holding of the Public Information Meeting. Alderman Ranger questioned the density of 11 units per acre and inquired whether other alternatives had been looked at for development of the property involvea and Alderman Traboulay advised that no other alternatives have been examined - the proposal is unique, meets A.H.O.P. requirements, provides housing, and fits in with the contour of land in that area.
