Re: Proposed Subdivihion of Portions of District Lots 379, 463 & 464,
Group 1, MWD ot 35/2974

Attached hereto is a print of a proposed subdivision plan which
has been submitted to the undersigned by Howard Nemtin of Marathon Realty
Ltd. for final subdivision approval. Mr. Nemtin informs me that the pur-
pose of this subdivision is to finalize a purchase from the Canadian
Pacific Railway Co. by Marathon Realty Ltd. so that Marathon Realty Ltd.
Can proceea with their proposed shopping centre development. Mr. Nemtin
has indicated that they would hope that the subdivision could be registered
in the manner presented in order to uncomplicate the transaction by petting
C.P. Rail out of the Picture. Tf feel that there will be no difficulty in
obtaining all City requirenents from Marathon Realty at a subsequent date,
-So,. therefore, {it would not be necessary to impose requirements at this 7
time. Nevertheless, I intend to request that the subdivision include
those remainder properties north of D.L. 463 as a "bookkeeping" measure,

The Department of Highways will have to approve this proposed
suvdivision and if they require a road widaning dedication along the
Lougheed Ilighvay it is my intention to require at the same time a sinlliar
dedication along the east side of Shaughnessy Street, However, should the
Department of Ilighways not require a dedication at this time it is my in-
tention to follow suit. :

If you have any comments on this apparently sipnificant subdivision,
I would appreciate hearing from you within the next few days.
