in respect of industrial uses and industrial lands: (4) at the time of issuance of a building permit a development cost charge in the amount determined by multiplying $8,547.00 by the area in hectares of the lot or lots upon which the building permit authorizes construction, alteration or extension of a building or structures; or at the time of approval of subdivision a development cost charge in an amount determined by multiplying $8,547.00 by the aggregate area in hectares of all lots created by the subdivision. For the purpose of this Schedule: (a) “one and two family residential lands” means all lands having a short form zone detignation pursuant to the City of Port Coquitlam Zoning Bylaw No. 2240 beginning with the prefixes "RS" or "RT". “multi-family residential lands" means all lands having a short from zone designation pursuant to The City of Port Coquitlam Zoning bylaw No. 2240 beginning with the prefix "RM"; “commercial lands" means all lands having a short form zone designation pursuant to The City of Port Coquitlam Zoning Bylaw No. 2240 beginning with the prefixes "C", "es", or "PB"; “industrial lands" mean all lands having 4 short form zone designation pursuant to The City of Port Coquitlam Zoning Bylaw No. 2240 beginning with the prefix "M". "Special Area #1 designated on Map #1" means that area outlined in heavy black on the map appended to and forming part of this Bylaw and marked “Map #1".
