RECOMMENDATION:

That City Council adopt a resolution issuing a development
variance permit to Lo+ 4, D.L. 231, Section 19, Township 1,
Block 6, N Range 1 east Group 1, NWLD Plan No. 74069 relaxing
requirements of the Zoning Bylaw 2240 Section, 1001, Subsection

(4), Clause (g) CT) which requires that al] loading and truck
Parking areas be screened from view from the abutting street.

COMMENTS:

This application is to develop a Property con a corner lot,
having frontage on two focal streets. The requirement that
truck parking be screened from view from all abutting street jis
an onerous requirement for this property. The proposed
development is for @ truck service station. lt Ts the nature

Due to the nature of The development and its special locational oo,
Problems, this application js supported. It igs strongly ee
recommended, this request not be Treated as 4 precedent for
other development along Broadway, Coast Meridian or Kingsway as

it would defeat the City's policy to have the area developed as
an industrial park.
