THAT this application be approved to proceed for rezoning from RS=1 (Large Lot Residential) to RS-2 (Small Lot Reaidential) under Section 963 of the Municipal Act, subject to: a Submisaion of a subdivision plan to the satisfaction of the Director of Planning; b. Satisfaction of Engineering Department requirements; ¢. Satisfaction of Fire Department requirements; d. Satisfaction of Parka and Recreation Department requirements ; @. Approval of a Development Variance Permit. THAT Council pass a resolution authorizing the Planning Department to prepare Development Variance Permit 32/92. BACKGROOND : This application is for the rezoning of the three subject properties From RSL to RS-2 in order ta permit aubdivision into 12 residential lotsa. The property at 3474 Haatings Street does not have proper road accesa; it is presently accessed by a lane adjacent to 3466 Hastings Street. A Development Variance Permit is required to parmit the creation of lots with reduced depth. PROJECT DESCRIPTION: The applicant propoges a subdivision of 11 single family residential lots and one duplex lot. The lane adjacent to 3466 Hastings Street would be widened to accommadate an accese road that would occupy portions of both 3466 and 3474 Hastings Street.
