Industrial Strategy

RECOMMENDATION: That City Counci! authoriza the Planning
Committee to request proposals for a development
strategy for the South-East Industrial Area.

BACKGROUND:

During 1983, the Pianning Department retained Mr. T. Burkholder to
prepare a background report and preliminary land use scheme for
the south-east industrial zrea. Subsequent to that, Genstar

Development have advanced utility installation plans for south
Port Coquitiam and construction of Mary HII! Bypass has commenced.
Based on the advancement of these public utilities, davelopment of

the South-East Industrial Area Is imminant. Consequently, it is
proposed that consulting services be ratainad to assist the City
in that area.

COMMENTS:

1. In the Planning Departments 1984 budget, $10,000 has been
allocated for consulting work in the area of community
development. Tha reasoning of the Departmant for including
that money [ts the proposed work identified in this report's

recommendation.

2. The Impetus for undertaking this project is a raview of
industrial development in the lower mainitand carriad out by
the provincial Ministry of industry and Smal! Business and
Greater Vancouver Regional! Oistrict. Essantially, what Is
being proposed is to carry on trom the lower maintand study to
examine Port Coquitlam and prepare a strategy for growth.
