May 2nd, 1977 A regular meeting of the Municipal Council of The Corporation of the City of Port Coquitlam was held in the Council Chamber, Port Coquitlam City Hall, 2272 McAllister Avenue, Port Coquitlam, B. C., on May 2nd, 1977 at 7:30 p.m. Acting-Mayor Alderman M.A. Thompson, Aldermen J.J. Keryluk, G.R. Laking, E.W. Mabbett, P.F. Ranger, and L.M. Traboulay in attendance. ‘Also in attendance were Chief Administrative Officer L.D. Pollock, City Engineer V.G. Borch, P. Eng., Planning Officer Lanson Lee, Recreation Director Janna Taylor, City Treasurer J.G.S. Maitland, Works & Utilities Superintendent G. Ulmer, and Mrs. B.M. Aalten. ZONING PUBLIC HEARING: Acting-Mayor Alderman M.A. Thorpson advised the meeting the following Zoning Public | Hearing - proposed By-law to amend the "City of Port Coquitlam Zoning Bylaw, 1969, B/law #1532 No. 918'' would now be considered: By-law No. 1532: to rezone Lots 7, 8, and 9, Block 3, District Lot 379, Plan 1213, from RS-2 (One-Family Suburban Residential) to C-4 (Town Sub-Centre Commercial). This property now has the civic addresses 2331, 2337, and 2341 Marpole Avenue and it is expected that a two-storey structure with 19,200 square feet of retail space on the main floor and 8,900 of office space on the second floor will be constructed on the site following completion of the rezoning procedures. The City Planning Officer explained that the proposed commercial/office complex would be a two-storey structure with underground parking, and that it would be an attractive building when completed. The City Engineer advised that it will be necessary to install a storm sewer and larger watermain on Marpole Avenue to adequately service the site with other future improvements such as removal of power poles from Marpole Avenue itself, construction of a lane between Marpole and Whyte Avenues, widening Marpole Avenue by re-constructing the curb and sidewalk further North on the North side of the street to facilitate increased traffic in that area, etc. to be undertaken as development progresses. Mr. Norris Moore, 2342 Marpole Avenue, spoke to the proposed development, and stated his concern at the present traffic problem on that street —- particularly with respect to speeding, and parked cars blocking private drive- ways, and Acting-Mayor Alderman Thompson advised this situation will be ‘further reviewed.
