improvements are estimated currently to cost One Hundred
Thousand Dollars ($200,000.00), and all such works shall be
carried out ane coapleted as Part of Phase I of the develop-

ment authorized by this Land Use Contract,

Consents:

3. The Developer has obtained the consent of all persons
holding any registered interest in the land as set out in the
Cortents to the use and development set forth herein, which

Consents are attached hereto.

The land, including the surface of water, and any
and 211 buildings, structures and improvements erected thereon,
thereover or therein shall be used for the purpose specified in

Schedule "B" hereto and for no other purpose.

Siting:

5. So building, structure or improvement shall be sited,
constructed, reconstructed, altered, moved or extended upon
except in compliance with the plans and specifications for the
use and development of the land, approved by the Municipal Engi-
neer, which said plans and specifications are hereby incorpora-

ted by reference and form Part of this Contract.

No sign shall be erected upon the land or on any build-
ing or structure thereon except in compliance with the herein-
vefore Cescribed plans and specifications and further subject te

the satisfaction and approval of the Municipal Planner.

Off~street parking and loading spaces shall be pro-
vided, located and constructed in accordance with the herein-~
before described Plans and specifications and further subject

to the satisfaction and approval of the Municipal Planner.

8. No land shall be subdivided except in compliance
with and according to the plans and Particulars set cut in

Schedule "C" hereto.

Lanéscaping:
9. All landscaping, surface treatments, fences and

Screens shall be constructed, located, provided and main-

tained in compliance with the hereinbefore described plans

and specifications and further subject to the Satisfaction

and approval of the Municipal Planner,

Utilities:

1a. All utilities, including water, sewer, gas,
telephone and electricity shall be Placed, provided ana
constructed in compliance with the hereinbefore described
Plans and specifications and further subject to the satis-

faction and approval of the Municipal Engineer.

Application of Provincial Building Code etc.:

roe All buildings and Structures shall be constructed
Strictly in compliance with applicable Municipal By~laws and

the Provincial Building Code.

Works, Construction and Design:

12. To facilitate the use and development of the land,

the Developer covenants and agrees to:
