DISCUSSION: Residential Areas Policy #7 of the Official Community Plan reads "That infill subdivision that does not negatively impact the character of established single-family neighbourhoods, and development of small pockets of vacant land in built up areas be encouraged". The proposed subdivision will continue the pattem of development established in this area. The existing house is situated on a large lot that will be close to 1060 m* in area. Although the rear yard setback will be deficient by 0.8 metres (2.6 feet), the front and side yard setbacks well exceed the minimum requirements.
