Meeting September 1, 1994 Cont'd BACKGROUND: This Development Variance Permit application is required in order to allow the proposed subdivision that is the subject of Rezoning Application No. | 92/9&. The rezoning application is to rezone 1250 Pitt River Road from RS~1 (Large Lot Residential) to RS-2 (Small Lot Residential) to permit subdivision into 2 aingle-family lots. The subdivision layout that was initially submitted proposed 2 lote fronting onto Pitt River Road. Access to at least one of the lots would have to be obtained from Pitt River Road. The original layout did not require a Development Variance Permit, The Engineering Department expressed concerns over the proposed accesses from Pitt River Road. The applicant wae then advised to re-design the subdivision so that acceas would be obtained from Nova Scotia Avenue for both lots. The revised subdivigsion layout, which is attached to this report, wcequires approval of a Development Variance Permit to relax the lot depth of the two lote and to relax the rear yard setback requirements for the existing house. PROJECT UESCRIPTION: One of the proposed lots will be 14.5 m. wide and 27.1 m. deep. The other lot will vary in lot width from 23.3 m. along Nova Scotia Avenue to 28.3 m.' at the south property line. Its lot depth will also be 27.1 m. The minimum lot depth for RS-2 zoning jis 28 m. The proposed lot areas are 393.6 sq. m. and 702.8 sq. m. The minimum required lot area is 375 sq. m. whee eee , COMMENTS FROM OLRER DEPARTMENTS: Engineering Department: Service connections and one DCC charge are the only requirements for this application. These will be charged for at subdivision application. Building Department: lL. Non-conforming setbacks of the existing building on the new lots to be resolved.
