. ; Pie rane tt a if Siting and Accesses: Notwithstanding any provisions of the "City of Port Coquitlam Zoning Bylaw, 1987, No. 2240", the distance between the rear face of any building in Development Permit Area XIII and the closest lot line of property designated for Residential use in the Official Community Plan must be at least 18 meters (59.0 feet). Landscaping: Substantial landscaping to screen industrial buildings and parking areas from the streets and adjacent residential buildings i: required. Interplanting of the parking areas with trees and ‘tention of mature trees to integrate into the overall lan :aping is encouraged. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar to those of the B.C.N.T.A. All materials other than vegetation, used for landscaping shall be “non-skid” type and of durable quality. All landscaping fronting the street shall use trees whenever possibile. Signage: Notwithstanding any provisions of the "Sign Bylaw, 1985, No. 2095", all signs and signage should be architectura.ly coordinated with the overall design of buildings and landscaping. Free standing signs shall be incorporated into the des: mn of the landscaped areas and shall not exceed 2.4 meters (8 feet) in height. Implementation: To faeilitate implementation of these guidelines, any Development Permit issued for properties within this Development Permit Area XIII, may, subject to the restrictions of the Municipal Act, and unless otherwise specified in the above guidelines, vary or supplement the Bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping, and subdivision. Minor variations which do not change the Intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning.”
