Eng., FILE: PWC Deputy City Engineer SUBJECT: Proposed Increase in Subdivision Application Fees RECOMMENDATION: 1) That the Committee approve the increase to the subdivision application fee to: i) for subdivisions creating four lots or less - flat fee charge of $500.00. and ii) for subdivisions creating more than four lots, $500.00 fee plus $80.00 per additional lot. 2) The necessary Bylaw amendment be prepared and forwarded to City Council for approval. BACKGROUND: An amendment found in Bill 47 Section 92, M.A. Section 988(. 4) enables the local govexament to impose subdivision application fees which may vary with the number, size and type of parcels involved in the proposed subdivision. The current City fees include a $25.00 examination charge plus an application fee of $25.00 for the first lot and $10.00 for each additional. A Departmental review of the actual time and associated cost for the processing and administration of a subdivision application was carried out. As well, a survey of other Lower Mainland municipalities current subdivision fees. Attached are the corresponding reports. In accoradance with the review, it was estimated that a charge of $740.00 (initial fee) plus $160.00 for each additional lot above four, would be in order. However, based on fees charged by other municipalities , it is proposed that a two stage increase be considered. Accordingly it is recommended that the Committee approve the proposed increase this year with a further increase to be considered in one year. Vd J. E. Yip, P. Eng.
