There will be 68 parking spaces provided in the underground parking structure. Accras to the underground parking structure ia from a lane at the rear of the project. Tha site area is 25,132 square feet. The F.S.R. with underground parking proposed is 1.4, The site coverage proposed is 46.8%. The indoor recreation area required is 22 aquare feet per unit for a total of 880 square feet, the applicant has followed the requirements for the Bylaw for the indoor amenity space as well as the rear yard requirements according to the Bylaw. To accommodate the building design to the guidelines for this area, the following relaxations are requested: 1, The front yard setback to be reduced to 15 feet from 25 feet this relaxation ia supported and encouraged by the Planning Department; 2. The building height to be increased to +/— 43 feet from 39 feet. This relaxation ig supported by the Planning Department. 3. Side yard setbacks are reduced to 10 feet from 25 feat, this relaxation is not supported. The applicant hag been informed and this will be corrected.
