RECOMMENDATION: That City Council REFUSE this application.

COMMENTS:

Following City Council's practice of directing office-commercial and
non—highway oriented retail sales to downtown and the two existing ”
neighbourhood commercial centres, the Planning Department is recommending
against this application proceeding. There has been considerable
discussion about this property and the consensus of opinion is that there
are highway oriented uses that could successfully operate from this
property, eg. catering. Due to the availability of viable CS-1l uses,

it is this report's recommendation that the City Council maintain the
practice of restricting use of this area to highway commercial oriented
businesses. .
