1. This development runs up againet the sewage lagoon site. Recomeend
strongly that a buffer zone be provided that would act as a walkway also
for the public. This could be part of their open space requirement.

Landscape plans to be approved by the Parks and Recreation Department.

Ensure that playground apparatus is available as well as a common meeting
room. .

Adequate water supply to be present before construction.

The project generally conforms to Zoning Regulations and the design
guidelines outlined in the Official Community Plan.

Approval of this Rezoning. and Development Permit Application will permit
the conatruction of 98 townhouse units and 53 garden apartment unite within
the Riverwood Area. It 4s recommended, that this application be approved,

subject to the conditions noted above. = |
