BACKGROUND: This application for Official Community Plan Amendment will permit the development of a commercial building under the provisions of the C-2 Zone. The subject property is currently in an area designated for residential use in the JUfficial Community Plan. The property owner proposes a commercial building to continue existing commercial uses to the east. Initially the Planning Committee was not supporting of this change in designation. The applicant, however, appealed to Council and obtained a resolution indicating that "Cuncil will consider an Official Community Plan Amendment...if an application is made." COMMENTS FROM OTHER DEPARTMENTS Engi . D . The following requirements are required: 1. A 1.0m. wide right-of-way along the Prairie frontage is required for the purpose of a bicycle path. 2. The lane south of Prairie to be paved, c/w catch basins as required, for the full width of the site. Service connections for sanitary, storm and water to be installed by the City at the developer's cost at building permit application for the site is to be serviced by underground hydro and telephone connections.
