BACKGROUND: This application is for the development of a 4 storey, 48 unit apartment project. The site is currently zoned RS5-1 (Large Lot Residential) and is designated Apartment" use in the Official Community Plan. The project is subject to the guidelines outlined in Development Permit Area VI - Downtown. PROJECT DESCRIPTION: The site is 2,702.34 sq. m. (29,088 sq. ft.), The proposal is to construct 48 units (24 one bedroom, 8 one bedroom and a den, and 16 two bedroom). There will be 72 parking spaces for residents, located in an underground garage, 10 visitor parking, sufficient to satisfy the |.aw requirements. The drawing shows the building height requiring a relaxation of approximately 9'; due to design consideration. Site coverage of 45 % is . proposed; the maximum permitted with underground parking is 50%. Side yard relaxations of about L'-O" are also requested. COMMENTS FROM OTHER DEPARTMENTS Engi ing D t . 1. Welcher Avenue to be reconstructed half road plus 1.0 m (future width 10.5 m) for full frontage of tke site. Barrier type curb and gutter, concrete sidewalk and ornamental street lighting are required. The lane north of Welcher is to be paved for the full length of the site. The site is to be serviced with underground Hydro and Telephone Service connections. Water, sanitary and storm sewer connections to be installed by City at Developers Cost at building permit application. Development Cost Charges will be assessed at building permit application.
