Strata Title Subdivision Application gs No. 3-73 2031-37 Manning Avenue The owner has submitted an application for Council approval to subdivide this existing duplex by strata title subdivision. This duplex was rendered non conforming by our last revision of the Zoning By-law which prohibits single family and duplex construction in the RM-1 Zone. This property is presently advantages, however, there Was not unanimous Support of the ap Committee members due to the nonconforming aspect of this duplex. disadvantages in this regard ares 1.) If a future consolidation of land was undertaken in Order to acquire ii.) The sale value of the property may be affected due to the fect that the building is nonconforming. At the present time the owner would have to go to the Board of Variance for approval before any addition could be made to the building or to repair the building if it was damaged by fire. The two owners under a strata title subdivision would be affected in the same way. In spite of the foregoing there is nothing legally preventing subdivision by strata title Plan. 2.
