RACKGROUND s

This application is required as it involves subdivision of 2 parcels of
land into more than 2 lots. The property will be subdivided into 10
industrial lots. The subject property is designated Industrial in the
Official Community Plan and falla within Development Permit Area I - Mary Hill
Industrial Estate.

COMMENTS FROM OTHER DEPARTMENTS :
Engineering Department

lL. This property is currently being subdivided and all Engineering concerns
will be addressed at the subdivision stage.

2. Also note, the approval of any landscaping etc. adjacent to the Highway
(Mary Hill Bypass) will require Ministry of Transportation and Highways
approval.

Parks and Recreation Department

1. Parks and Recreation Department would like to review detailed plans to
ensure thet the Poco Trail alignment is adhered to.

All landscaped areas are to be approved by the Parka and Recreation
Department, particularly in relationship to tree planting.
