DISCUSSION: The proposed rezoning application from RS-2 to RT-1 generally conforms to the Zoning Bylaw requirements for the RT-l1 zone; the property, however, is an irregular shape lot. The lot exceeds the area minimum required of 740 m2. The width of the lot is 13.7 m (45 ft.) and the frontage 3.9m (12.7 ft.). The byiaw requirements are 18.0m (59.01 ft.) and 12.0m (39.41 ft.) respectively. Approval of this rezoning application will permit the construction of a tastefully designed duplex. The two units have all bedrooms in the upper floor and living quarters downstairs. Vehicular access is obtained from a rear lane and reasonable back yards are created.
