Director of Planning RE: 1856 Harbour Avenue Development Variance Permit Planning Department File No. 3/90 It is recommended that Council pass the following resolutions: 1. The Planning Department be authorized to prepare Development Variance Permit 3/903 2. The issuance of the Development Variance Permit be subject to: a) Satisfactory completion of regoning application no. 44/89; b) Submission of a landscape plan to the satisfaction of the Parks and Recreation Department, to be incorporated as a condition of this Development Variance Permit; and e) This Development Variance Permit be merged with Development Variance Permit no. 77/89, which received preliminary approval by Council on January 22, 1990. The application is for a sixteen wit townhouse development that . includes the property tc the east where Council recently approved in principal Development Variance Permit No. 77/89. The two Development Variance P< cmits will be combined to develop as one project. A Development Variance Permit is required to relax the side yard setback from 1.8 meters to 1.2 meters. The Development Variance Permit will also permit the encroachment of sundecks into the gpideyard setback as shown on the drawings attached to the report which will form part of the Permit. Development Variance Permit No. 77/89, which will be merged with the subject Development Variance Permit relaxed the front yard setback from 7.5 metres to 3.0 and the rearyard setback from 7.5 meters to 3.0 meters.
