By~law #1348 Minutes - Nov. 25/74 December 9th, 1974 Lot Eight (8), Block "A" of District Lots Three Hundred Eighty- two (382) and Two Hundred Eighty-eight (288), Group One (1) and of Sections Seven (7) and Eighteen (18) Bleck Six North (B6N), Range One East (R1E), Plan 10150, New Westminster District. The above-noted property is located at 1545 Kingsway Avenue and upon its issuance Land Use Contract No. 8 will permit the subdivision of the property into two separate parcels of land, one containing 1.52 acres and the other containing 8.16 acres, notwithstanding the provisions of the "City of Port Coquitlam Subdivision of Land By-law, 1970, No. 992". No one was present in opposition to the foregoing proposed Zoning By-law Amendment. 3. By-law No. 1348: To authorize the Council to enter into a Land Use Contract with Ideal Holdings Ltd., 5037 Victoria Drive, Vancouver, B.C. in the form and to the extent set forth in "Land Use Contract No. 9" which is set forth in a Schedule annexed to and made part of the By-law and the said Land Use Contract No. 9 shall extend to and shall regulate the development and use of lands described as: North 128' Lot 12, Block 4, District Lot 379, Group One, Plan 1213, New Westminster District. The above-noted property is located at 2338 Marpole Avenue and upon its issuance Land Use Contract No. 9 will permit the land, buildings, and structures located or to be located thereat to be used for certain uses permitted in the C-4 (Town Sub-Centre Commercial) Zone as set out in Section 4 of the said Land Use Contract No. 9 in order to permit the construction of a mixed Commercial/Apartment building containing approximately 3,600 square feet of stores and eight two-bedroom suites and various provisions are contained in the said Land Use Contract concerning the size, shape, and siting of buildings and structures and various other matters. A representative was in attendance on behalf of Ideal Holdings Ltd., and in answer to a query from Alderman Ranger, advised that it was not planned to have any signs exteuding outside the building. Mr. N. Moore, 2342 Marpole Avenue, inquired as to what provisions have been made for parking, and the representative informed him that all necessary parking will be enclosed with five additional customer parking Spaces at the rear accessible from the lane; however, there is no provision for parking in front of the building. The Public Hearing adjourned at 7:45 p.m., and the regular meeting then cemmenced.
