DECLARED AND AGREED that any default by the Mortgagor
in its capaclty as the Lessee under the Lease, shall

constitute a default hereunder;

To deliver to the Mortgagee, if so requested at any
time by the Mortgagee, receipts or other evidence of
payment satisfactory to the Mortgagee of payment by the

Mortgagor of the rent reserved by the Lease;

That it will not surrender or terminate its leasehold
estate and interest above-described nor surrender or
terminate the Lease, and that Lt will not, without the
weitten consent. of the Mortgagee, . modify, change,
supplement, alter or amend the Lease elther orally or
in writing, and as further security for the repayment
of the indebtedness secured hereby. and for : the
performance of the covenants herein and in. the Lease
contained, - the Mortgagor hereby assigns to. the

Mortgagee all of its rights, privileges and perogatives

as. Lessee under the Lease to surrender, terminate,

modify, change, supplement, alter. or amend the: Lease,
and any such = surrender, termination, modification,
change, supplement, alteration,: or amendement of: ‘the’
Lease without the prior ‘written consent thereto of. the
Hortgagee shall be vold and of no force and effect. So
long as there is no breach of or default under any of.
the covenants or agreements herein contained . to be
performed by the Mortgagor or in the performance by the
Mertgagor of any of the terms, covenants and conditions
contained in the Lease, the Hortgagee shall have no
right to surrender, terminate, cancel, modify, change,

supplement, alter or amend the Lease.

To grant and mortgage to the Mortgagee in such form as
the Mortgagee's Solicitors shall advise, any ‘greater
estate or interest in the. sald lands acquired by the.

Mortgagor during the currency of this Mortgage.
