Moved by Alderman Laking: Seconded by Alderman Thompson: That as recommended in a report from the Planning & Zoning Committee, July 7th, 1977, Application R#11-77 to designate, asa Development Area, Lot 399, SW Section 6, Township 40, Plan 44809, located at 2986 Coast Meridian Road in order to permit construction of 42 single family units under strata title, pursuant to the provisions of a Land Use Contract, be approved for processing to the required Public Hearing; subject to submission of acceptable architecturally designed housing unit plans. Carried. Prior to passage of the foregoing resolution, the Assistant Planning Officer referred to a plan for the project on display for public viewing, and advised that each unit would be about 1200 square feet in total, with parking for two vehicles, and that three or four play areas would be provided within the development. Alderman Mabbett expressed concern that space should be made available for storage of recreational vehicles, and Alderman Thompson inquired whether the 33! road allowance through the adjacent undeveloped City park area would be used for a pedestrian i ; 5 i } i walkway: also, he pointed out that there are a number of large trees on the road allowance, and he stated he felt this access should be constructed in such a way that removal of the trees would not be necessary. Alderman Laking advised that the development would be undertaken in accord with the wishes of the residents expressed when a previous proposal therefore had been submitted with respect to utilizing existing trees for screening along the boundary of the site, etc. Alderman Mabbett inquired with respect to the provision of storm drainage, and the City Engineer advised that this aspect will be reviewed when the design work is cleser to being finalized.
