NR Eh erie THE CORPORATION OF THE CITY OF PORT COQUITLAM Q) U i JUN 28 i976 MAYOR AND COUNCIL JUNE 24, 1976 PLANNING AND ZONING COMMITTEE RE R#8/76 SUBJECT: LEGAL DESCRIPTION: - BACKGROUND: RECOMMENDATION: Application for a Land Use Contract to develop a MéDonald's Restaurant at the N/E corner of Oxford Street and Lougheed Highway. Lot 36, Block 8, D.L. 466, Gr. 1, Plan 2294 and Lot 39, Block Q, D.L. 466, Gr. 1, Plan 19410. The proposed restaurant development is to be located on the southerly portion of the subject property. The present zoning of the entire property is RS-2. The applicant is also requesting the sale by the City half of Imperial Street road allowance to be incorporated into the site. An understanding has been reached between the applicant and the owner of the property to the south of that portion of the road allowance on the cancellation. The total site area ( including the road allowance) on. which the restaurant is to be located is approximately 40,000 sq. ft. There is no plan to develop the northerly portion of the property at the moment. The restaurant use can normally be accommodated under CS-1 zoning. However, a land use contract is requested because of the large signs of McDonald's which are not permitted under the - Sign. Bylaw om account of excess sign face area. The City Engineer has advised that a 14-foot road dedication for future widening of Oxford is required. This development proposal was dealt with by the Planning and Zoning Conmittee at its June 23rd, 1976 meeting and the Committee recommends that the proposal be forwarded to a public information meeting.
