These loans are insured by Central Mortgage and Housing Corporation, the Federal hous- ing agency which administers the Act, but CMHC is also em- powered to make loans direct to applicants where they are not being made by approved lenders. At the present time, in areas under 55,000 population, the corporation makes loans to homeowner applicants on the same, terms and conditions as ing for lower income borrowers under the Act. (1,090 sq. ft. three-bedroom bungalow, 1.250 sq. ft. (1,200 sq. ft.); three- bedroom 114-storey house, 1,100 sq. ft. (1,250 sq. ft.); three- bedroom duplex, 1,100 sq. ft. (1,250 sq. ft.); three-bedroom two-storey house, 1,150 sq. ft. (1,800 sq. ft.); four-bedroom house, 1,300 sq. ft. (1,460 sa. ft). The financial terms of direct Corporation loans are the same as loans made by approved lenders. The maximum loan for a house is $12,800. In the case of a homeowner duplex or home- owner semi-detached house, the loan may be as high as $15,300 and $22,100, respectively. The interest rate is six per cent per annum, calculated semi-annually and repayment is made by con- venient monthly instalments, usually over a period of 25 years. The monthly payment covers principal, interest and one twelfth of the estimated an- nual taxes.
