DISCUSSION PURPUOS

(1) INZENT

To provide a high-quality setting for low impact industrial,
warehouse retail and large office uses.

The following uses are permitted, put only when sited and completely
enclosed within a building:

(a) Processing and finishing of manufactured goods;

(b) Warehousing, storage and distribution of nanufactured or
processed products;

(c) Wholesale and warehouse retail sales;
(d) Mail delivery business, sorting and distribution plant;
(e) Gar sales, showrooms and service, provided thats

(i) all service and storare of vehicles in disrepair is indoors;

(ii) display of cars for sa. is indoors only; and

(441i) outside storage of care for sale must not exceed 25% of the
let area and be concealed from any street or park by a 2 m
(6.6 ft.) screen of fencing and landscaping.

(£) Accessory retail sales, provided that the sales and display areas
are located in the same building and, whesa combined, do not
constitute more than 20% of the gross floor area occupied by the
business carrying out that use;

(g) Laboratories and scientific and technical research establishments;
(h) Trade, technical, professional and vocational schools;

(i) Business, professional and technical offices, provided that the
minimum area occupied by each individual office use or business
ig at least 550 m* (5,920 sq. ft.)3

(j) Restaurants, pubs and similar uses may be permitted, provided
that it shall net occupy more than 50% of the gross floor area of ©
a building which is not otherwise occupied or intended to be |
occupied by another restaurant, pub or similar use; .

(is) Indoor recreation uses including fitnesa centres, mini-golf,
racquet sports and gimilar uses, provided that the minimum area
oceupied by each individual indoor recreatica use jg at leaat 550
