(3) Usable Open Space: This section to be deieted and replaced by:

(3) Recreation Areas:

Recreation areas shall be provided om the same lot as the principal
building(s) as follows:

(1) Three decimal five (3.5) square meters (38 square feet) open air
Recreation Area per dwelling unit; and

(11) Two (2) square meters (22 square feet) indoor Recreation Area
per dwelling unit;

providing that recreation areas shall not be required for
residential developments having less than ten (10) dwelling
units.

Coverage:

The maximum lot coverage is 35%, provided that where required
off street parking is constructed within a building envelope or
in an underground structure, the maximum lot coverage is
increased by the proportion of the required parking so provided,
multiplied by 0.25, to a maximum lot coverage of 60%

Where surface parking is provided outside a building envelope,
gurface parking areas, including aisles and driveways, shall not
cover more than fifteen percent (15%) of the lot.

(c) Underground structures may cover up to ninety-five percent (95%)
of the lot.

(5) Front Yard: no change

(6) Rear Yard: no change
(7) Side Yard: no change

(8) Height of Buildings:

(1) Principal buildings: The height of principal buildings shall not
exceed twelve (30) meters (98.43 feet);

(41) Accessory Buildings: The height of accessory buildings shall not
exceed four decimal five (4.5) meters (15 feet).
